Chattanooga is not a satellite market for Geoff & Geoff Group. Geoff Ramsey has built his residential career here, serving as the 2018 President of Greater Chattanooga Realtors (GCAR), and he knows the difference between a Hixson cul-de-sac and a Signal Mountain ridge lot because he has walked both. Geoff Hurdle, an Accredited Land Consultant (ALC) and the 2026 National President of the Realtors Land Institute (RLI), has built his land practice on the acreage, farms, and river-adjacent parcels that surround the city, from Soddy-Daisy to Marion County.

Because the team is local, meetings happen in person, listings get walked before they get listed, and questions about a specific county's zoning or perc-test requirements get answered by someone who has dealt with that county's office before. Chattanooga is also the base the other three regions are served from. When Geoff & Geoff Group works in Knoxville, Nashville, or North Georgia, it's this office and this team making the trip, not a satellite branch.

How much is an acre of land worth in Hamilton County, TN?

There's no single figure that applies countywide. Road frontage, utility access, topography, and whether a parcel is buildable all move the number. The reliable way to get a real figure for a specific tract is a broker opinion of value from someone who knows Hamilton County specifically.

Can I build on my land in Hamilton County?

It depends on zoning, access, and whether the parcel can support a septic system if it isn't on city sewer. Some parcels need a variance or rezoning before a home can go on them. That gets checked during due diligence, not assumed.

What towns near Chattanooga are best for buying acreage or a small farm?

Soddy-Daisy, Dunlap in Sequatchie County, and Dayton in Rhea County all have working farm and acreage inventory within a reasonable drive of downtown. Marion County adds river and lake frontage around Nickajack Lake. Which one fits depends on how much land you want and how far you are willing to commute.
