Real Estate in North Georgia: Homes, Land, Commercial & Investment

Geoff & Geoff Group serves North Georgia from its Chattanooga base, with Geoff Hurdle's land practice built on deep roots in the region, from Catoosa County across the state line to the mountain land around Blue Ridge and Ellijay.

How We Work Here

Close to home ground.

North Georgia is a short drive from Chattanooga, and for the land side of this business, it's close to home ground. Geoff Hurdle's reputation as an Accredited Land Consultant and the 2026 National President of the Realtors Land Institute was built in large part on land work across this part of the state, and that history carries into every conversation about acreage in Catoosa, Walker, Dade, Whitfield, and Gordon counties, plus the mountain markets of Fannin and Gilmer counties around Blue Ridge and Ellijay.

Geoff & Geoff Group does not keep an office in North Georgia. The team works this region from Chattanooga, and every showing, every closing, and every phone call comes from that office, not a satellite outpost. What clients get instead is a broker whose land credentials and track record in this exact area predate the brand itself, paired with a residential and commercial team ready to help with homes, storefronts, and investment property whenever a North Georgia deal calls for it.

Questions

Straight answers to the common ones.

How much does an acre of land cost in North Georgia?

It varies sharply by county and by whether the parcel is flat farmland, wooded acreage, or mountain land near Blue Ridge or Ellijay. There's no single countywide number worth quoting. A broker opinion of value on the specific parcel is the only reliable answer.

Can I build on my land in Gilmer County?

That depends on the parcel's zoning, road access, and whether it can pass a perc test if it isn't on a municipal sewer system. Mountain parcels in particular can have slope or access issues that flatland doesn't. Check before you commit, not after.

Is Blue Ridge, GA a good place to retire?

Many people think so. It offers mountain scenery, a walkable small downtown, and proximity to the Chattahoochee National Forest, all within a few hours of Atlanta and Chattanooga. Whether it fits depends on what you want out of retirement: access to services, distance from family, and how much land or upkeep you are looking for.
