What is an Accredited Land Consultant (ALC) and why does it matter?
ALC is the Realtors Land Institute's flagship designation, held by a small pool of agents nationally who complete land-specific coursework beyond standard real estate licensing. It signals someone trained to evaluate zoning, access, timber value, and soil, not just comparable sales.
How much is an acre of land worth?
It varies widely by county, road frontage, utility access, and whether the land is buildable. There is no single number that applies across Chattanooga, Knoxville, Nashville, and North Georgia. The reliable way to get a real figure for your parcel is a broker opinion of value from someone who knows that specific market.
Do I need a perc test before buying vacant land?
If the parcel isn't on city sewer, yes. A perc test tells you whether the soil will support a septic system, and it should happen during your due diligence period, before you're locked into closing.
Can I build a house on land that isn't zoned residential?
