Land is a different discipline than homes.

Buying or selling land in Chattanooga, Knoxville, Nashville, or North Georgia raises questions a home sale never does: zoning, access, perc tests, and surveys. Geoff Hurdle leads the land side of Geoff & Geoff Group. He is an Accredited Land Consultant (ALC) and the 2026 National President of the Realtors Land Institute (RLI), with 34 or more years spent walking, evaluating, and selling land. That combination is rare, and it's exactly what land buyers and sellers should be looking for.

Why a Land Specialist

A national credential, working locally.

Most agents handle land the way they handle a house: list it, wait, negotiate. Land doesn't work that way. Zoning, timber value, access, and soil all change what a parcel is worth and whether it's buildable. Geoff Hurdle's ALC designation and his role leading the Realtors Land Institute nationally mean every parcel gets evaluated with expertise most agents never develop.

Six kinds of ground, one land team.

Every parcel gets evaluated the right way before it goes on the market, or before you make an offer.

Acreage

Raw and semi-cleared acreage for a future homesite, hobby farm, or simply room to breathe.

A working farm with a red barn and white farmhouse above a green crop field

Farms

Working and hobby farms, evaluated for soil, water, and realistic use.

A whitetail buck at the edge of a standing corn field on hunting land

Hunting Land

Recreational tracts sized and situated for how you actually plan to use them.

A stand of mature pine timber with straight merchantable stems

Timber Land

Wooded tracts assessed for standing timber value alongside land value, not acreage alone.

A river winding between wooded ridges in autumn colour

Riverfront & Creek

Water-adjacent parcels along the Tennessee River and its tributaries, creeks, and lake shoreline.

Forested Blue Ridge mountain ridgelines under a partly cloudy sky

Mountain Land

Signal Mountain, the Cumberland Plateau, and the North Georgia mountains around Blue Ridge and Ellijay.

Due Diligence

How a land purchase actually works.

Land deals live or die on questions a house sale never asks. Here's what gets checked before you commit.

1

Zoning & Access

Confirm what the land is zoned for and that it has legal, usable road access before you fall in love with it.

2

Perc Test & Septic

If there's no city sewer, a perc test tells you whether the soil will support a septic system at all.

3

Survey & Boundaries

A current survey confirms acreage, boundary lines, and easements before you close, not after.

4

Offer & Closing

Once due diligence checks out, Hurdle structures the offer and manages the file through closing.

Questions

Straight answers to the common ones.

What is an Accredited Land Consultant (ALC) and why does it matter?

ALC is the Realtors Land Institute's flagship designation, held by a small pool of agents nationally who complete land-specific coursework beyond standard real estate licensing. It signals someone trained to evaluate zoning, access, timber value, and soil, not just comparable sales.

How much is an acre of land worth?

It varies widely by county, road frontage, utility access, and whether the land is buildable. There is no single number that applies across Chattanooga, Knoxville, Nashville, and North Georgia. The reliable way to get a real figure for your parcel is a broker opinion of value from someone who knows that specific market.

Do I need a perc test before buying vacant land?

If the parcel isn't on city sewer, yes. A perc test tells you whether the soil will support a septic system, and it should happen during your due diligence period, before you're locked into closing.

Can I build a house on land that isn't zoned residential?

Not without a rezoning or variance, and that process varies by county and can take time or fail outright. Zoning gets checked before an offer goes in, not treated as a formality to sort out later.

What's the difference between buying land from an owner and using a land broker?

Buying direct from an owner skips professional due diligence on zoning, access, and boundaries, all of which fall on you to catch. A land broker runs that process for you and knows what red flags look like before you're under contract.
